Iris Procenko, Chief Executive Officer
Iris Procenko is the Owner of Maritime Property Management Incorporated responsible for overseeing management requirements assuring efficiency and effectiveness.
Iris is the management contact for her clients with her main focus and expertise as acting liaison between directors, residents and contractors. Additional responsibilities include preparation of annual budgets, identification of capital projects, supervision of staff / contractors, annual maintenance scheduling and overseeing assistant property managers, property administrators and property accountants.
Prior to starting Maritime Property Management Inc., Iris began work in the Property Management industry as an Administrator where she dealt with tenant correspondence, leasing, rent collection, marketing and advertising. Iris implemented a very successful short-term vacancy solution by organizing furnished suite rentals.
As a Property Manager, 1997 to 2004, Iris solely managed over 2500 residential units. Where she also coordinated contractors on assorted capital projects. From 2004 to 2008 Iris changed her focus and started working with a specialized Condominium Management company and managed 397 rental units as well as 9 condominium corporations, totaling 640 residential units.
As a Condominium Manager, Iris’s duties included all of her skills as a residential manager, as well as orchestrating and facilitating monthly Board of Directors meetings and annual general meetings.
Iris has managed many capital projects such as identification of capital issues, engaging services of qualified consultants and/or engineers, determining work requirements and budgets, administration of capital projects including contracts, organizing financing or coordinating special assessments, communication with Board of Directors and organizing meetings to discuss problems and solutions.
Iris also acted as a Project Administrator / Manager on several capital expenditures such as engineered roof anchor systems, parkade restorations, window replacement programs, common area renovations, parking lot resurfacing, elevator retrofitting, mould remediation, roof replacement and building envelope replacement (Hardi Siding and brick). She has also assisted in the purchasing of units on behalf of the condominium corporation with mortgage renewals and implementation of financing and launching the opening of new buildings to residents.
